Willow Fire & Security completed a six-monthly AOV service at this block of flats in Peckham, SE15, South East London.
Both communal lobby extraction fan vents were tested via smoke activation, while the head-of-stair window vent was assessed using both smoke activation and manual override.
The fan panel and vent panels were also fully tested to ensure optimal performance.
Regular servicing of an Automatic Opening Vent (AOV) system is crucial for several key reasons:
1. Ensures Life Safety
AOV systems are designed to extract smoke and heat in the event of a fire, keeping escape routes clear for residents and emergency services. Routine maintenance ensures they function correctly when needed.
2. Legal & Regulatory Compliance
Fire safety regulations, such as the Regulatory Reform (Fire Safety) Order 2005, require that fire safety systems, including AOVs, are regularly maintained to remain compliant and operational.
3. Prevents System Failures
Over time, dirt, dust, and wear can affect sensors, vents, and motors, leading to potential malfunctions. Regular servicing helps identify and fix issues before they cause a failure.
4. Protects Property & Reduces Damage
An AOV system that operates correctly can help contain and control smoke, minimising fire and smoke damage to the property.
5. Maintains Insurance Validity
Many insurers require evidence of regular fire safety system maintenance. Neglecting AOV servicing could lead to insurance claims being denied in case of fire-related damage.
6. Ensures Energy Efficiency
AOV systems that are well-maintained operate more efficiently, reducing unnecessary energy consumption and wear on components.
7. Gives Peace of Mind
Knowing that the system has been professionally tested and serviced means residents, building managers, and property owners can feel confident in their fire safety measures.
